Tampa Bay Business Journal 46-story mixed-use tower in downtown St. Pete selects a general contractor

The developer of The Residences at 400 Central, which will be the tallest residential building on the west coast of Florida, has selected Suffolk Construction Co. as the tower’s general contractor.
The 46-story tower will have 1.3 million square feet of interior space — including 301 condominiums, office space, a rooftop observatory, retail and restaurants.
“The Florida economy remains vibrant, with a limited supply of luxury condominium product available in the very desirable City of St. Petersburg,” Catsimatidis said in a statement Monday. “This wonderful project is well situated to fill that demand. We are thrilled that construction crews are already hard at work on the site and are ready to begin drilling our foundation.”
Construction crews are preparing to “drill test pilings” for the tower’s foundation, which will immediately be followed by adding the foundation. According to the developer, 88 reinforced concrete foundation pilings will be added, some of which will “span six feet in diameter and reach depths of approximately 180 feet.”
Red Apple did not provide an update on presales. Typical condo developments must reach a certain threshold of presold units to begin construction. Still, Catsimatidis previously told the Business Journal that he is not dependent on traditional financing sources to move forward with the tower.
The 301 condominiums have floorplans ranging from one-to-four bedrooms as well as custom penthouses. Residents will have 35,000 square feet of private indoor and outdoor amenities, including a pool, putting green, outdoor kitchen, dog walking area and spa. It will also be the “first of its kind” in St. Pete to include a “dedicated lifestyle coordinator” who will be in charge of the amenities and engaging the community, according to the release.
The building will be 515 feet tall and have views from Tampa Bay to the Gulf of Mexico. Red Apple and Michael Saunders & Co. launched the sales gallery at 465 Central Ave.in October 2021.
Suffolk is behind the construction of the Tampa Edition Hotel and Residences. It has built a variety of large-scale developments, including the Hudson Exchange West towers in New York City, the Montage Big Sky Residences near Yellowstone National Park and the Miami Central complex with two residential towers and a rail station.
